If you have this much money to invest, you probably only want to put a small portion of it into stocks. In some areas of the country, $100,000 is more than enough to buy an investment property and become an individual landlord. And if this money is just part of your portfolio, that’s sometimes a great idea. But if $100,000 represents all your investable cash, you probably shouldn’t tie all of it up in a single property. However, you can invest in real estate along with other investors in order to bring diversity to your portfolio and, in some cases, get a fairly quick return on your investment. Platforms like Fundrise and Realty Mogul are crowdfunding platforms for real estate investment. This means that you invest in real estate projects and properties along with potentially hundreds of other investors. Each offers slightly different types of investments. Realty Mogul lets you purchase shares in an LLC or LP that invests in a property. It offers pre-vetted investments and a low investment minimum. Fundrise has an excellent track record of great returns, and offers investment options through REITs, which are ways to invest in a diverse portfolio of real estate. You have to be accredited to invest in Realty Mogul but not to invest in Fundrise. In the United States you have to have a net worth of at least $1 million, excluding the value of your primary residence, or have an income of at least $200,000 per year ($300,000 if you’re married) for at least the last two years to be an accredited investor. If you don’t meet this criteria, Fundrise is your best bet for investing in real estate.4. P2P Lending
Lending your money is another option for getting a good return. Again, this is one that used to only be open to the truly wealthy. But now P2P lending platforms have made this option accessible to the masses. With a P2P lending platform, you can typically decide who you’ll lend to, with varying information available based on the platform. Then you’ll lend your money and get your investment back as the loan is paid back. Higher-risk loans can give you a great return if they’re paid back, but you can also make fairly safe loans to individuals with excellent credit and recommendations. You can practice P2P lending through platforms like Lending Club and Prosper. These platforms aren’t available to investors in every state. And if you live in a state where they are available, you’ll have to meet minimum qualifications based on your annual salary and net worth. If this $100,000 is over and above your three- to six-months’ worth of living expenses in an emergency savings account, you may not need to save much more. But maybe you want to portion off some of the money for a mid-term or long-term savings goal. For instance, you can open a taxable investment account with TD Ameritrade, but you can also invest your IRA there. Generally, your best bet is to invest first in an IRA and then in taxable options. The tax savings you gain with tax-advantaged accounts like an IRA or 401(k) make for potentially huge long-term gains in your accounts. So if you just happened into a $100,000 windfall and haven’t fully funded your tax-advantaged retirement accounts, do that first. If you can, bump up your payroll deductions for your employer-sponsored account, and then open or fully fund an IRA on the side. You can also make sure you’re doing the best you can with your employer-sponsored account with a service like Blooom, which helps you manage your 401(k) plan to ensure you’re getting the most bang for your buck. How much interest you’ll earn on $100,000 depends on your rate of return. Using a conservative estimate of 4% per year, you’d earn $4,000 in interest (100,000 x .04 = 4,000). To use a more aggressive assumption say, 9%, you’d earn $9,000. Just take the invested amount and multiply it by the assumed interest rate for your total dollar return that year.How can I invest $100k to make $1 million?
Turning $100k into $1 million is quite challenging, as you’re effectively trying to 10x your investment. Doing this isn’t impossible, though, you just need to invest in high-risk/high-reward investments, such as real estate and peer-to-peer lending. Using the Rule of 72, which tells you how long it takes to double an investment, you can do this a few times to understand how long it’ll take to turn $100k into $1 million. The Rule of 72 has you divide 72 by the expected rate of return, which will give you the amount of time it’ll take to double an investment. So if you’re expecting a 10% rate of return, you can surmise that it’ll take just over 7 years to double your investment (72 / 10 = 7.2 years). So after 7.2 years you’ll have $200,000. Meaning, approximately every 7 years you’ll double your principal with a 10% rate of return. So to get to $400,000 it’ll be 14.4 years, and $800,000 will be 21.6 years. At 28.8 years you’ll be up to $1.6 million, passing your target. So, it’s safe to say that if you do nothing else but invest $100k in a high-return investment (targeting 10%) you can turn it into $1 million after about 25-26 years. Obviously you can accelerate this by adding to your investments, compounding the interest, and avoiding the assumption you are going to net 10% in returns each year.How can I invest $100k wisely?

This choice will have major legal and tax implications down the road. Choosing between a sole proprietorship, LLC, and S Corp for your company’s structure is not something you should take lightly. These are three common structures for small businesses — and each one has its own advantages and disadvantages. Here’s a rundown of all three to help you decide which is best for your business.
A sole proprietorship is a good option for those who have a side hobby that earns them a little bit of money. It’s the default business structure if you don’t file any papers with the IRS. The main downside is that your personal assets are not protected in the event that someone decides to sue you. Also, you must pay self-employment tax on all of your income. An LLC is a natural progression once your side hobby becomes more lucrative and transitions into an actual small business. There is a cost to structure your business as an LLC with the IRS; and that cost varies by state. The main advantage here is that your personal assets are separate and protected. Like a sole proprietorship, you are required to pay self-employment tax on all income generated by your business. For those who are making decent revenue from their business, an S Corp may be the best option. This structure requires you to only pay self-employment tax on your elected salary, which must be “reasonable” according to the IRS. This can result in major savings depending on how much revenue your small business generates. As previously mentioned, another option is to structure your business as an LLC and have it taxed as an S Corp. This gives you the benefit of protecting your personal assets and keeping IRS filing costs low while getting the tax advantages of an S Corp. Which business structure you choose will depend on how much revenue your business is currently generating and how much revenue you expect it to generate in the future. No matter which structure you choose, you can always change it at the beginning of the next tax year. The disadvantage is that if someone sues you, he/she can go after your personal savings and property in addition to your business money. You essentially don’t have to do anything to structure your business this way since it’s the default. Sole proprietorships are great for people who have a hobby that makes them money. For example, if you sell crafts on Etsy as a side business, staying as a sole proprietorship may be just what you need. In this business structure, you won’t have to file a separate tax return. Your business income and expenses are reported on your personal tax return with any other income you receive from other jobs and any other expenses you acquire. You pay a similar tax rate to what you pay on taxes from an employer. You’ll just pay an additional self-employment tax on the income from your business.LLC
Once your small business reaches a higher level of revenue, you’ll want to structure your business in a way that protects you more than a sole proprietorship does. The next logical progression is a Limited Liability Company, or LLC. This option offers the same tax implications as a sole proprietorship but comes with a major legal benefit. Since an LLC is its own business entity, your personal savings and property are protected (subject to some exceptions) in the event that someone decides to sue your company. Of course, you’ll have to accurately keep your business finances separate from your personal finances in order to properly protect your personal assets. Structuring your business as an LLC comes at a cost. The price tag on the filing fee varies from state to state, and can also involve the cost of using a legal service (such as Legal Zoom) if you’re not comfortable setting it all up on your own. For example, the filing fee to form an LLC in New York is $200 while the same process costs only $90 in Indiana. Legal Zoom charges an additional $149-$369 to facilitate the paperwork on your behalf.S Corp
An S Corporation is the most difficult and expensive business structure to form of the three. Given this, you may wonder why a small business owner would decide to structure his/her business as an S Corp. The answer is because there can be tax advantage to being an S Corp. Unlike a sole proprietorship or an LLC, S Corps do not pay taxes on all revenue of the business. As an S Corp, you only pay taxes on the salary you decide to give yourself. The IRS requires you to pay yourself a “reasonable” salary for the work you perform. Let’s say your business generates $100,000 in a year. As a sole proprietorship or LLC, you’d have to pay self-employment taxes on all of that revenue. If your business is structured as an S Corp and you give yourself a salary of $50,000 (which is reasonable for most work performed), you’d only have to pay self-employment taxes on that $50,000. The other $50,000 only requires payment of regular taxes. You would, however, be required to pay payroll taxes. Last year, the average household spent about $2,150 on energy bills. While that’s a lot of money, just a few small steps can save you 5-10% annually on your energy bills. Ten percent of $2,150 is not a life-changer, but it is a life-enhancer and it’s very easy money. We have a number of ideas below to help you save at least that amount on your next electricity bill, and the more tips you can implement, the more you can save. With the summer wrapping up, here’s a list of 15 excellent energy saving ideas that you should be able to implement in the matter of a few minutes. If you’ve got a good one that we’ve failed to mention, make sure you leave us a comment! 1. In colder months, keep the heat at 68 degrees or cooler with the fan switch set to “auto.” Save even more by lowering your thermostat to 65 degrees (or cooler) at bedtime or when you’re away from home. 2. Build your own solar panel. It’s actually easier and cheaper than you may think. For a step-by-step guide, click here. 3. Install a programmable thermostat to adjust the temperature automatically. It also helps to maintain a comfortable temperature when you wake up or return home. 4. Clean or replace your air conditioner’s filter every month to trim your cooling costs and help your unit run more efficiently. 5. Turn off your ceiling fan when you leave the room. A fan that runs constantly can cost up to $7 a month depending on size and age. 6. Avoid pre-rinsing dishes before putting in the dishwasher. It can save up to $70 a year. 7. Limit the time you run your pool pump to no more than four to six hours a day. 8. Adjust the water level on your washing machine to match the load size, especially when using hot water. Always use a cold rinse. 9. Clean the lint filter in your dryer before every load to dry clothes faster. 10. In warmer months, cool your home at 78 degrees or warmer with the thermostat fan switch on “auto.” For additional savings, raise your thermostat to 82 degrees or warmer when you’re away from home. 11. Put a dry towel in the dryer with wet clothes to absorb dampness and hasten dry time. 12. If your fireplace isn’t airtight, think twice about using it as it can draw a lot of warm air out of the house. 13. Check to ensure that furniture isn’t blocking ducts or fans 14. Replace incandescent light bulbs with compact, fluorescent ones. 15. Vacuum refrigerator coils every three months. Please note: The above suggestions do not include the “spend money to save money” solutions, like replacing windows or trading in old appliances for newer, Energy Star rated ones. These are unequivocally excellent ways to reduce both energy consumption and cost, but the upfront outlay puts them in a different category. Air conditioners and washers and dryers are not solely responsible for your electricity costs. Other appliances like microwaves, toasters, TV’s, blenders and hundreds of other everyday household appliances also consume significant amounts of electricity and leaving them plugged in when you’re not using them is not a smart idea. Phantom power is responsible for an incredible amount of electricity consumption nationally. Practically every electronic device that you plug into a socket continues to consume electricity after you’ve switched the device off. If an appliance or device has an adapter, the easiest way to tell if it’s still drawing power when the device is switched off is if the adapter is warm. The American Council for an Energy-Efficient Economy uses the term “leaking electricity” and cites TVs, VCRs, answering machines, cordless phones, portable power tools and office equipment as the worst offenders. They contend that leaking electricity accounts for nearly 5 percent of total residential electrical use and on average, $100+ annually is wasted on phantom power. Now granted, some of the things in the table above would be pretty tough to unplug and replug in every time you use them, but try you’re hardest to take care of the easy ones. No one is expecting you to unplug the copier at work when you’re finished using it, but leaving the cell phone charger plugged in is an easy fix. I’ve been trying for years to reduce my car insurance bill. But for some reason, no matter how good of a driver I am and how much older I get, it doesn’t happen. I drive my car less than almost any other American, and I still pay over $100 a month just for liability coverage. Five years ago when I bought my 2003 Ford Mustang, it had 23,000 miles and today, this car has 51,000 miles. More than half of the 28,000 I’ve driven came from driving up and down the east coast while in school, but now that I’ve been working from home, I would estimate I drive 25 miles a week. For insurance, I’m paying $1 a mile, which is unacceptable. Unfortunately, my options are limited as to how I can save money on this expense. I’ve done my due diligence, shopping around for months looking for a cheaper rate, but Progressive is as good as it gets. Owning a sports car and living in Miami is just killing me, and I really can’t change either of those facts. But one of the ways I have been able to reduce the amount of money I spend on car insurance is not to pay for collision or comprehensive. At the time, the decision to only carry the necessary liability coverage was made because I couldn’t afford a $325 monthly insurance payment. Now that my financial situation has improved, I still choose to avoid the added costs because quite frankly, it’s a rip-off. The value in collision and comprehensive car insurance comes only if your car is damaged or stolen. After all, it’s insurance, and the only time a customer receives value in insurance is when something bad happens. For a guy like me who never drives, the odds of getting into an accident are slim to none. Also slim is the chance of this car being stolen, as it’s garaged in an “odd” location. Justifying a $200 expense each month, means justifying a $2,500 expense each year and it’s just not going to happen. I receive absolutely nothing in return for my payments, other than the peace of mind I already have. Instead, I take the $200 a month I would have paid for these services and I put it into an online savings account. If the day should come where I have to fix damage to my car, I can draw from the savings account and pay out of pocket. Outside of standard upkeep, which isn’t covered by car insurance anyway, I don’t expect any major repairs to my vehicle for years so by the time I actually need to draw from the savings account, I’ll have more than enough saved. Two immediate benefits from this decision are:
- Even though I have to pay out of pocket repairs, my car insurance does not increase because I won’t report the accident.
- I earn a return on the money I save from not paying car insurance
